  • "UPDATE 6/18/2025 Phil and David came out and addressed the issue with the standing water in the crawl space. Turns out it was more my fault than theirs; the HVAC drain inside the crawl space had clogged and was dripping water onto the ground. They also brought the dehumidifier monitor with them and explained what happened with the follow-up inspection. They were very apologetic and genuinely wanted to make things right, which they did. They inspected all of the work done previously and gave me their number for any future issues. It was a little rough initially but l am very happy with their focus on customer satisfaction. They are very good people. Things happen - mistakes can be made and nobody is perfect - but what really counts is when a business genuinely cares about getting it right. --------------------------------------------------- We paid almost $20,000 for crawl space moisture control (DryZone), attic insulation, termite exterior bait monitoring, and a roof ridge guard. Here's the details: The crawl space did not have any standing water prior to the DryZone work. As a matter of fact, the inspector said water was being channeled very well out of the crawl space. It took a total of about 1 day (a few hours the first day, about 4 hours the second day) for the DryZone work In February. They left a mess in my back yard near the crawl space entry, and there is now standing water in the crawl space. The standing water was noticed by one of the Orkin techs during a pest inspection and treatment afterward. He pointed it out, made a note of it, and then there was zero follow-up. That was 2 months ago. They installed a dehumidifier. During the sales pitch he promised we'd also get a digital device for inside the house that gives us real time statuses from the dehumidifier, but no dice. We never received one. The workers also detached an HVAC duct in the crawl space, which I presume was to give them a little heat down there (it was very cold in February). It was never reattached. So basically we had heat venting into our crawl space - heat that was supposed to be going into our living room. Now for the attic insulation. The entry to the attic is a small square hole in our master bedroom closet. They did a decent job of cleaning up in the attic prior to the insulation work, but they spewed insulation particles into our closet; it was all over our clothes, shoes, floor, everywhere. One of the workers apologized and asked to borrow our vacuum (not kidding). He spent about 5 minutes vacuuming, which cleaned up about 30% of the mess. My wife spent a significant amount of time cleaning up the rest. There was also insulation around the lip of the attic hole and the panel couldn't seal properly, so there was a gap around the entry panel...which pretty much removes the entire point of the insulation. To get the hose for the insulation up to the attic, they removed a second story window screen in my daughter's bedroom and routed it across the driveway, through her bedroom, through our master bedroom, and into our closet. Of course, this also left a mess of insulation in both bedrooms and all over the driveway. There was supposed to be a follow-up inspection after all the work was done before we received a bill. This never happened, so I was never able to discuss these issues with Orkin. But we sure did receive the bill despite the promises and reassurances during the sales pitch. It is now 4 months later and still no follow-up inspection. Installation of the exterior termite bait went well, and they installed a lot of insulation in the attic (9.5" inches), so it wasn't all bad."
